Calculating Rent By Year

I have attached the spreadsheet in a pdf. I can e-mail it to anyone who is is willing to help me.
I am trying to calculate the amount of income per calendar year from each tenant.
I have, for each tenant, a commencement date (the date that the first lease year began) and a termination date (the date the last lease year ended). If a tenant has signed a 10 year lease, for example, and his lease commenced on February 15, 2005, then it will terminate on February 14, 2015. The 10 years in that range each have a different rent for that year. Year 1, (from February 15, 2005-February 14, 2006) he will pay $4k a month. In Year 2, (from February 15, 2005-February 14, 2006) he will pay $6k a month. What I want is a set of columns that show the total rent he will pay in 2005, 2006, and so on. The 2005 total should be: $42,000 (10.5*$4000). In 2006, it should be: $69,000 (1.5*4000 + 10.5*6000), and so on to year 10 (being split between 2014 and 2015. Also, please note that the lease could commence on any day of the month and they pay the corresponding pro-rata share of rent based on the number of days into the month the Lease Year is starting/changing.
The result should look like this:

writing a formula that would result in my organizations' business fiscal year.
Assuming the fiscal year is 2008, the quarters are as follows:
1st QTR = 7/2007 - 9/2007
2nd QTR = 10/2007 - 12/2007
3rd QTR = 1/2008 - 3/2008
4th QTR = 4/2008 - 6/2008
When 7/1/2007 is entered, the result should be Q1-2008
10/20/2007, Q2-2008 and so forth.

I trying to find a formula to give the difference between two dates in year and month.
For example, the start date is Feb 1 2006 and end date is Jan 1 2008.
The formula should result in 2.11
I tried the following formula from a previous thread but it gives the answer in text but I need it to result in 2.11.

My Financial year runs from Oct to Sept. My current month is June 2008 and the YTD Expenses is in Cell P2032. I have set up a formula to calculate the prior YTD Expenses as sum(AU2032:AM2032) This is for the period Oct 2006 to June 2007. When I do July 2008, I would like to the formula to caculuate the prior YTD Exp as sum(AU2032:AN2032)
How can I get the formula to Change Automatically based on the Month & Year as per the example shown above?

I have developed a financial calculator that asks the user for the "input date" which is used to record balances as of the input date. My interest calculation for the first year is based on the current date compared to the input date. For example, if the user is keying in a current balance of 10,000 @ 10% interest, and the "statement date" or "input date" is 12/30/2013, and the current date is today, 2/4/2014, then it should calculate interest for the entire year of 2014. It is not doing that. It calculates $3 interest.
But if input date is 6/30/2013 with current date of 2/4/2014, it seems to work OK. It calculates interest of $504 in that case. It appears to get messed up with the year transition between current date and input date. The formulas I have listed below appear to work fine except when the input date is 2013 for the year and the current date is 2014. The formula does not "see" that input date was last year. There must be a minor tweak to formula I am overlooking.
Cell C2 = Today's Date=TODAY()
Cell C3 = Input date (user keys in date in mm/dd/yyyy format)
Cell E2 = "translate input date to year format" =DATE(YEAR(C3),12,31)-C3
Cell E3 = Investment Rate
Cell G2 = yr 1 interest rate adjusted =(E3/1)*($E$2/365)
Cell C21 = Current Balance
Cell D21 = Interest Yr1 = C21*G2
I need the interest calculation to account for partial year accrual.

I have a spreadsheet that tracks “points” for hourly associates on a daily basis that totals weekly and monthly. This spreadsheet works on a rolling calendar year instead of a fiscal and I need to be able to capture the totals for periods of time by days.
For example, I would need to view how many points ‘employee x’ has from 2/25/09 through 2/25/10. I have attached the spreadsheet, which includes tabs for each week ending and a summary page.

I need a formula that will calculate the number of days (ex from 10/1/08-1/1/12) and will differentiate between leap year and a regular year. I am trying to calculate interest between 2 dates and leap year is calculated on a different interest rate. Right now I have it set up so I have to manually type in the leap years in a separate field instead of being able to just you point a to point b.

Is it possible to have my lease rents be automatically adjusted on the anniversary of their commencement date using the current system date? Maybe, this would work using the excel TODAY function. Excel would need to compare the current date with the commencement date and calculate how many years have since passed. It would need to use a compound interest formula to calculate what the present rate is.
In the document attached, you will find (lease commenced, original rent, escalation rate and present rent. There are also ammendments which follow the present rent which show how rent has increased due to new lease agreements or amendments. The most recent rent to use is present rent, but it would be great if excel could show how the rent increased or changed since the lease start.
The document is the following: Basically, these are multi-year property rentals which on the anniversary of the contract signing increase by 4% or 5% annually (or whatever the escalation is). That means, if I rent it out on March 1st 2007 for 1000$, it will be $1050 from March 1st 2008 and then 5% increase on every anniversary. It works just like compound interest over given years.
What I want to know is it possible to have Excel update my spreadsheet depending on the date automatically. Is there any kind of Macro program? I have over 600 rents, that is why I want the process automated. I would want the rents to increase on the anniversary of the contract signing every year and so basically the Excel would update itself, or it would update once I turn it on and then refresh it.
Next question I have is, say I scroll my mouse over the rent column. I look at building A and look at the rent for this year. Is it possible that once I pop my mouse over it a small chart can pop up and describe the rents for the previous years. Meaning a chart that would quickly pop up and show the 5% decrease every year for the past say 5 years.

I am trying to do a spreadsheet that calculates the monthly rent from 9/1/14 through 1/1/15, then rent gets reduced from 2/15/14 through 1/1/16, then after that there will be an increase of 3% per year for each year until 8/2019.

I need a formula that calculates the total rent amount for particular dates. Example would be a formula that includes a date starting at the first of the month (October 1, 2009 to September 30, 2010) and also would include a date starting at a date later than the first (October 3, 2009 to September 30, 2010). The figures needed would be the monthly rent (ex: $1,000) and a pro rated rent amout for a lease that starts after the first of the month. The pro rated amount would also have to include the years with a leap year. I have been working on this but I know there has to be an easier way.

i have a problem that i have been trying to get over for about a week now.
i need to calculate a lease commission, with an extensive amount of variables.
first i need to find the length of the total term which should be anywhere between 1 to 10 years.
then on a annual basis i need to define how many months are billable in that year.
which gives me to variables to account for there, which are
A= initial free months, non paying
B = the last month of last year may only be a half year
i think i have worked that out pretty successfully, so next i need to calculate the rent for each year period. with several variables
a= the rent can be caculated :
-by per month basis
- by annual basis
- by a per square foot basis
b= next in relation to annual rent operating expenses may also be calculated in the annual rent number also by the same variables, however it may or not be calcuated into the number depending on the lease.
c. this is where i am at now, and its killing me. i need to account for rent adjustments for each year.
rent adjustments can start from either the lease start date or the date that rent starts which would be after the lease start if free rent is granted.
then the adjustments will continue through the end of the term and be implimented every x number of months.
the value of the adjustments will either be a percentage of the first years rent usually 3-5 %
or per sf, per month, or just flat rate per year. but it will escalate each year.
for example year 5 is x amount of ajustment from year 4.
i am finding difficulty in finding an annual value of the original lease term in relation to this date series. expecially if the adjustment periods leave a remainder carring over to the next year, or if their are several adjustments in one given year.
any help would be appriciated on this.... i know its pretty complicated, and i have rewritten this code about 30 different ways , i am at a loss right now.

set a formula to auto calculate the staggered rent for the month. When I change the date, it will tell me for this month I should charge according to the rates for the year.

I have two combo boxes: One for entering the Year, and one for the month. I can produce a message if the user leaves either box blank but I want a message to apear it the user selects a year AND month less than the current year (iYear) and current month (iMonth). I therefore need an AND statement between the two criteria but i dont know how to do it.

Looking for a formula to compare current year values to previous year values. For example, if the current year has values for the month of January through March (100, 100 and 150), current year value will be 350 and the previous year value will be 975 (i.e. 300+275+400). The aim here is to make the previous year months summation equal to the present (or current) values. As new values are entered for the current year, the previous year's values will have to change to reflect the new month's value entered for the current year.

I am working on a budget for myself and want it to have running dates so the first data column will have the current month. I was able to succeed with this using the EOMONTH function followed by EDATE functions in the following cells, I then have these columns filled using a nested VLOOKUP MATCH function pair.
The problem I run into is with the months that extend into the next year, in my data table I have month by month listed started on 01/01/2014 ending 12/01/2014 but as soon as the month is no longer January the last column in my budget cannot find the information needed due to it looking for 2015. so what I would like to know is if there is a way to make the data table change the year to the following year after today is beyond that month, so for example on March 1 2014 both January and February would be changed to 2015.

In attached sheet, I am trying to find total cost by month only for year 2009. Currently formula I have in Cell c24, is {=SUM(IF(MONTH(B2:B9)=1,D2:D9,0))} But this calculates for all years, not just 2009. How do I modify above formula, so for each month, it shows total cost but only for 2009?

I have a sheet in my workbook with at least 180 small tables, there may be more.
I woulds like to be able to change total formulas for all tables at once to show either year-to- date or total year.
For example:
If we have only progressed through the second period of the year, I would like to choose something to indicate period 2. At other time I may want to know the total year whether the periods are completed or not.

I need a macro where I can highlight a column and change all of the 2 digit years to a 4 digit year (actually, some of the 2 digit years are only 1 digit, e.g. "9" instead of "09").
I have an if then statement that I can use in the column after it, but I'd rather change the actual numbers in the original column, rather than adding another column (and having to keep the original, too).
The statement I had was:
=if(A1>=50,1900+A1,2000+A1)
I just copy dragged down to get the cell numbers for the rest of the column... but using A1 was just for an example, here, it's not necessarily going to be in that column. It needs to be just whichever cells I select.
It seems like it should be pretty simple, but I don't know how to word it in a macro.

Is it possible to format cells to convert a date format of month/day/year to = year/week #/day of week? For example, 04/05/07 (April 5, 2007) would read as 7145, (7=last digit of year/ 14 = week number / 5 = day of week....Sunday being the first day of week)

I have 2 digit years (98, 99, 00, 01) that I need to convert to 4 digit years (1998, 1999, 2000, 2001). There is one year per cell. If it was simply a matter of adding 19 or 20 to the beginning of each, I could do that. But since there's a combination of both 19 and 20 that needs to be added and there all intermingled, I'm not sure how to do it.
Can a rule be written to add 19 to the beginning except if the current cell starts with a 0, then add 20? The highest year is 2008 (no 2010 to deal with).
Example:

99 --> 1999
00 --> 2000
01 --> 2001
